Q: What is a KIBS unit? A: A KIBS (Kentucky Industrialized Building System) unit is any “building” or “structure” manufactured or constructed off-site by a manufacturer and inspected by an approved third-party inspector or inspection agency during construction at the manufacturer’s site. This may include prefabricated units, modular units and equipment shelters.
There are two types of KIBS units:
- Type “A” KIBS (one- or two-family dwelling) other than HUD mobile/manufactured home)
- Type “B” KIBS (all other use groups)
Q: What is a KIBS number? A: A KIBS number is the file designation number for the manufacturer of the unit, the model number designation for the model plan and the month and year of the manufacturer’s model plan submittal.
A model plan and application submitted by a manufacturer for review and approval prior to construction of that model shall include foundation plan, floor plan, exterior elevations, cross sections, door and window schedules, interior finish schedules, framing plans, construction details, specifications, mechanical plans (HVAC) and details, electrical plans, energy calculations and plumbing.
Q: How do I get a KIBS number? A: A manufacturer must first make application to the Division of Manufactured Housing and provide a model plan for approval as a KIBS unit. A manufacturer must submit fees (gross area x $.075 or a minimum $200). Notify this office a minimum of two weeks prior to shipment of any KIBS unit.
